The safety of all residents is of utmost concern, therefore: ALL RESIDENTS HEREBY AGREE AS FOLLOWS:
1. All residents,
visitors and guests (adults and children) shall observe the Bellevue Gardens
Apartments (Owner) Rules and Regulations.
2. Children shall
not play in the common areas. No
playing permitted in hallways, lobbies, fire equipment closets or other common
areas of the building.
3. Parent(s)
and/or guardians shall be responsible for the conduct and actions of children
and will be held liable for any damage and enforcement of these rules and
regulations.
4. Planted and
landscaped areas shall not be walked upon nor used as play areas by anyone.
5. Owner will not
allow pets in any of the apartment units.
6. Resident
agrees to abide by all property rules and regulations whether promulgated
before or after the execution of any lease rental agreements.
7. There shall be
no waterbeds on the premises without prior written consent of Owner or their
authorized Agent.
8. Entryway,
lobbies, hallways, stairways, landings, and parking areas shall be kept clear
of waste receptacles, footwear, umbrellas, milk boxes, or any other foreign
objects at all times.
9. Residents
shall not nor permit any public or private nuisance or any disturbance caused
by loud music, stereo/television, partying, or from any other source that
disturbs or annoys other Residents.
After the hour of 11:30 PM a state of general quiet shall prevail in consideration
of those fellow Residents who reside in the premises in which the apartment is
located.
10. Laundry
facilities may only be used during the times posted in the appropriate areas
and must be operated in accordance with the instructions and restrictions
posted. Personal items shall not be
stored in the laundry room.
11. Nothing shall
be hung or draped over, nor shall anything be shaken from windows or balconies,
stairways, landings or patio areas.
Patio/balcony areas may contain patio type furniture or flower boxes or
pots but no other item may be stored or hung in such areas.
12. Keys will not
be signed out to anyone other than those who have signed the rental lease
agreement unless prior written permission is on file. The Owner or its authorized Agent shall determine fees for lost
and or duplicate keys and lockout service.
13. Garbage and
refuse should be wrapped and tied or placed into plastic containers and sealed
before being placed in appropriate receptacles provided by the Owner. No trash or garbage can will be permitted in
the hallways, patios, stairwells or landings at any time.
14. No signs,
signals, illumination, advertisements, notices, awnings, foil or paper, wiring
or any other equipment or lettering shall be in any manner affixed or exposed
on or at any window or any other part of the inside or outside of the apartment
or elsewhere on the property or building.
15. Resident shall
not alter or install any lock, chain lock, knocker, peephole or other
attachment on any door, wall or ceiling of apartments without prior written
consent of Owner.
16. No interior
alterations, additions, painting or redecorating may be done to apartments or
patios without the prior written consent of Owner. If approved, all such alterations and additions and fixtures
shall remain as part of the apartment.
17. Bathroom and other
plumbing fixtures shall not be used for purposes other than for which they were
designed and no sweepings, rubbish, rags, excessive paper, newspaper, diapers,
feminine napkins nor any other articles shall be thrown into them. Damage resulting from misuse of such
facilities shall be paid by the Resident.
18. Use of all
laundry facilities shall be restricted to Resident’s personal use.
19. Residents may have guest(s) provided that in doing so it does not interfere with other Resident’s use of the building and its facilities. All use shall be in accordance with posted rules, which may be changed from time to time.

20. Residents,
their family, guests, agents or other visitors will obey the parking
regulations on the property. Speed
limit at all times on the property is no more than five (5) miles per
hour. No motorcycles or automobiles,
which in the opinion of management are in unsafe or dilapidated condition,
shall be permitted on the property. Any
vehicle on the property found not to be registered in the office shall be towed
at the expense of the owner. Resident’s
second vehicle or guest/visitor’s vehicle shall park in an area to be
designated. See Rule 35 below for
additional information.
21. Any other form
of activity, which in the opinion of Owner or Agent is dangerous or a hazard to
the other Residents on the property is expressly forbidden. Any illegal activity is strictly prohibited
and detection or arrests will be cause to terminate in advance an existing
Lease by serving on the Resident five (5) days notice of desire and intention
to terminate the Lease.
22. No trucks,
trailers, mobile homes, boats, boat trailers, campers, motorized scooters,
tents or any other form or type of passenger or recreational vehicles shall be
parked on the property.
23. No Resident
shall do or permit anything to be done in said premises or bring or keep
anything therein which will in any way increase the rate of fire insurance on
said building or on property kept therein or obstruct or interfere with the
rights of other Residents, or in any way injure or annoy them, or conflict with
the laws relating to fires, or with regulations of the Fire Department or with
any insurance policy upon said building or any part thereof, or conflict with
any rules of the Board of Health.
24. No Resident
shall use any method of heating other than that provided without Owner or
Agent’s written permission.
25. If Resident
desires telephone or cable TV connections (beyond what is presently provided),
Owner or its Agent will direct the electricians as to where and how the wires
are to be introduced, and without such direction, no boring or cutting for
wires will be permitted.
26. It is
understood and agreed that reasonable observance by the Resident of the rights,
privileges and welfare of the other Residents in the building is to be
maintained at all times, and in the event the conduct of the Resident is, in
the opinion of the Owner or its Agent, prejudicial to the interest of the Owner
or its Agent, and the rights, privileges and welfare of the other Residents in
the building, then the Owner or its Agent may terminate this lease at any time
by serving on the Resident five (5) days notice of desire and intention to so
terminate this lease. A Letter sent by
registered or certified mail shall be sufficient notice under this provision.
27. Resident
agrees not to remove any fixtures or appurtenances or cause same to be removed
from the premises, or drive any nails or screws into the walls or woodwork,
(minor picture hanging excepted) without prior consent of the Owner or its
Agent.
28. Violation of
any part of these rules and regulations will result in the termination of the
offending Resident’s lease-rental agreement.
These rules and regulations may be added to or amended from time to time
by management and such amendments and additions will become effective
immediately upon notice.
29. Garage door
openers are available for all garage doors.
A replacement cost for lost or damaged garage door openers will be the
responsibility of the Resident.
30. Garage doors
must be kept closed at all times.
31. Throwing,
dropping, discharging, or in any manner ejecting anything (liquid or solid)
from the balcony is prohibited.
32. No more than
five (5) individuals may occupy a balcony at one time and balcony must be kept
clean of debris and garbage.
33. Due to fire
code policies, an operating grill may not be used on the balcony. Use of grill must take place a minimum of
fifteen (15) feet from any building.
34. The
installation of a satellite system by a tenant having a leasehold interest in
the property is permitted provided:
35. NO PARKING is
permitted on the paved driveway or other paved areas on the apartment buildings
site. NO PARKING is permitted on any of
the grass areas. Residents can use only
designated areas for surface parking purposes.
Residents will be required to complete a PARKING PERMIT FORM. The Form shall provide information on all
automobiles in each apartment unit including vehicles housed in a garage. This Form must be completed and returned to
the Owner or authorized Agent with the Lease, when change of vehicles occurs
and upon request of the Owner or Agent.
Notification of changes of vehicles is the responsibility of each
Resident. Based on parking space
availability Owner will issue a PARKING PERMIT that must be displayed on the
rear view mirror of the vehicle.
Failure to display this PARKING PERMIT will result in the vehicle being
towed from the property at the Resident’s/automobile owner’s cost. PARKING PERMITS must be returned to Owner or
Agent at the termination of the Lease.
Replacement of any lost PARKING PERMIT by Resident will require the
payment of a $10.00 replacement fee.
The
undersigned Resident(s) hereby acknowledge(s) receipt of a copy hereof and
agree(s) to be bound by and observe all parts of said Rules and Regulations.
